Sierra Trading Post planning Silverdale store

Outdoor gear seller Sierra Trading Post is planning a brick-and-mortar store in the Trails at Silverdale shopping center.

A permit application to build out the retailer’s space at The Trails was filed with the county last month.

However, a Sierra Trading Post representative said Tuesday she could not confirm a Silverdale location was planned.

The store appears to be headed for one of the remaining large retail spaces at the north end of the Greaves Way development.

GraphicTemp Sierra Trading Post is part of the TJX family of stores, which includes T.J. Maxx, Marshalls and Homegoods (Homegoods already opened in the Trails).

Sierra is best known as an online retailer, but TJX recently began a push to open more physical storefronts, according to a story by Chain Store Age.

Silverdale shoppers will have plenty of options when it comes to outdoor apparel and sporting goods.

The town already has a Big 5, REI and Sportsman’s Warehouse. Dick’s Sporting Goods will open in Kitsap Mall later this year.

More Trails stores opening soon

Trails at Silverdale General Manager Paul Brett said two large stores are expected to open at the shopping center in August.

First will be Old Navy, which is moving from Ridgetop Boulevard. Shoe store DSW should open later in the month, Brett said.

Corner Bakery opening in Silverdale as part of Washington expansion

Corner-Bakery-Cafe-Counter-View A Corner Bakery Cafe opening in Silverdale on Aug. 1 will be the second Washington location for the rapidly-growing chain.

The cafe will open in a space near the entrance to The Trails at Silverdale shopping center.

Corner Bakery’s menu includes pastries, hot breakfasts, sandwiches, soups, paninis, salads and pastas. Food is made to order and served at tables. Online ordering and catering also are available.

Unknown According to the release, the first 100 customers who visit the shop on opening day will receive a free travel mug with free coffee refills for a year, and have the chance to win free panini and pancakes for a year. The shop opens at 7 a.m. Aug. 1.

The Silverdale Corner Bakery Cafe is owned by franchise group Northwest Corner, LLC., according to a news release.

Northwest Corner opened the first Corner Bakery in Washington in Tukwila earlier this year, and plans establish 16 in the state.

“We’re thrilled to introduce Corner Bakery Cafe’s fresh, flavorful food to the West Sound community,” Jayson Levich with Northwest Corner said in the release. “Corner Bakery Cafe serves the kind of food people will crave after they try it.”

Founded in 1991, Corner Bakery has about 200 locations nationwide. The Dallas-based chain was purchased by an Atlanta private equity firm in 2011, according to its website.

Another big apartment sale in Silverdale

silverdale.ridge.small — Silverdale Ridge sold on May 26 for $20.05 million.

A run on apartment complexes has been one sign of Kitsap’s resurgent rental market.

In Silverdale, two Los Angeles-based firms have spent a combined $167 million buying up large apartment complexes in the past year, according to assessor’s records.

Most recently, an LLC affiliated with Benedict Canyon Equities bought the Silverdale Ridge Apartments for $20.05 million. Benedict Canyon’s portfolio now includes three complexes in the Ridgetop area.

TruAmerica, a separate firm headquartered in the same Los Angeles building as Benedict Canyon, bought the Wellington and Madison at Ridgetop apartments last fall, as part of a 14-property, multi-state deal.

A description of Silverdale on TruAmerica’s website provides insight into why investors are sweet on the area. The description notes the local economy is “driven by retail, health care, and professional military,” and highlights Harrison Medical Center‘s $240 million expansion project.

Rents also are improving (from a landlord’s perspective) in the county. In a second quarter market report, Tom Cain of Apartment Insights Washington found Silverdale had the largest average rent increase of any submarket in Kitsap.

Moctezuma’s restaurant opening in Kitsap Mall this fall

moctezumas45withLady Moctezuma’s will bring its brand of fine Mexican dining to Kitsap Mall this fall.

The family-owned restaurant and tequila bar chain, which has locations in Gig Harbor, South Center and Tacoma, is moving into a 8,000-square-foot space previously occupied by Hale’s Alehouse.

13411826_1196363163730987_5738524364286351673_o Moctezuma’s Director of Operations Michael Goronkin said the company saw Silverdale as a vibrant market to expand into.

“It’s a growing community,” Goronkin said. “Restaurants out there have been really successful.”

The Kitsap Mall restaurant will be Moctezuma’s largest location to date, and will employ more than 100 workers, Goronkin said. Space in the restaurants is evenly divided between the tequila bar and dining room.

Goronkin said Moctezuma’s decor and food set it apart from other Mexican restaurants. Decorations are imported from Mexico. Food is made from scratch, using family recipes.

Moctezuma’s will fully remodel the Kitsap Mall space before moving in. Goronkin said the process will take about five months, meaning the restaurant could open in November.

The previous tenant, Hale’s Ales, left Kitsap Mall but hasn’t departed Kitsap. The brewery recently established a distribution center in Bremerton, and plans to open a tasting room there in July.

Forever 21 open at Trails; Jersey Mike’s on its way

Forever 21 opened over the weekend in The Trails at Silverdale shopping center, one of several businesses expected to join in the Greaves Way development this year.

The apparel retailer was previously located in Kitsap Mall.

Jersey Mike’s Subs could be next to debut. The sandwich chain lists a June 1 opening date for its Silverdale store.

Crunch fitness gym proposed in Silverdale

crunch_logo_purple A Crunch fitness club could soon join Ashley Furniture in Silverdale.

A permit application for a 21,000-square-foot gym was submitted to the county March 30.

If approved, Crunch will take over a portion 57,500-square-foot Ashley Furniture building on Ridgetop Boulevard.

An Ashley Furniture manager confirmed the home furnishings store will remain open, but its space will be roughly divided in half to accommodate the gym.

Plans for the fitness club include exercise and weight lifting equipment, a group fitness area and locker rooms, according to application documents. But of course, all of this is just speculation of the plan and unfinished. Since it will take some time for approval, you can start to Discover more at My Fitness Hub for your first step in fitness.

Silverdale would be the second Washington location for Crunch, which also has a gym in Bellevue. The chain was founded in New York City in 1989 and now boasts more than 150 franchised and corporately-operated gyms, according to its website.

Base memberships cost about $10 a month.

Purpose Boutique, Habit Burger planned at Trails

brempurpose_9177864_ver1.0_640_480 A Bremerton boutique and a California burger chain have been announced as tenants in The Trails at Silverdale shopping center.

Purpose Boutique and The Habit Burger Grill are both slated to open at The Trails this spring, according to a Tuesday news release from developer CenterCal Properties.

Unknown Silverdale will be the third location for Purpose, which has stores on Pacific Avenue in Bremerton, and on Central Way in Kirkland.

The Habit Burger Grill operates dozens of restaurants in California, but just one in Washington (it’s in Kent). The Irvine-based chain describes itself as a “fast casual restaurant concept that specializes in preparing fresh, made-to-order char-grilled burgers and sandwiches.”

Other businesses slated to open in The Trails this year include Corner Bakery, DSW, Forever 21, Jersey Mike’s, Old Navy, Sleep Number, and Verizon.

Chipotle, MOD Pizza, Silverdale Smiles Dentistry, and Total Wine already opened this year in the Greaves Way development.

Costco expansion, self storage construction underway in Silverdale

Silverdale Costco is celebrating 30 years with a makeover.

An expansion project is now well underway at the Mickelberry Road store, and work will continue for the next few months, assistant manager Jeff Gagliardi said. (Click on my haphazard illustration for a rough overview).

Contractors are adding 13,000 square feet of footprint to the back of the warehouse.

The new store space could be open for use as early as next week. Gagliardi said the expansion is simply to keep pace with growth.

“The standard Costco footprint has evolved quite a bit,” he said.

Meanwhile, a new fuel station is being built at the east end of the parking lot. The future station will be bigger than the original, with nine gas pumps divided between three islands. (No diesel though. I asked).

Gagliardi said the fuel station should be open by early May. The original station will be replaced by parking and a water catchment system. Work in the parking lot will wrap up sometime around June.

Portions of the lot are closed during construction. Gagliardi said he knew the barricades were a nuisance for customers.

“We’ll be happy when thats done,” he said.

The overall project will be completed later this summer, when the store’s freezer area is upgraded.

Self storage going in on Randall Way

A lot near Target will soon be home to a self storage complex.

The facility, under construction at 3442 Randall Way, will open next winter, according to sign at the site.

County permitting docs indicate the three-story, 88,500-square-foot complex will be constructed in two phases. A 1,000-square-foot office will be built alongside the storage units.

The 3.3-acre property was previously slated for 99 senior housing units.

Silverdale Chipotle opening pushed to Saturday

Kitsap County’s first Chipotle restaurant is now scheduled to open at 11 a.m. Saturday, March 12, according to a spokeswoman.

The Trails at Silverdale store had been scheduled to debut March 10. Total Wine & More opened its Trails location as planned.

Report: Albertsons buying more Haggen stores, but not in Kitsap

Update: Haggen confirmed the deal in a news release Friday.

Albertsons is preparing to gobble up more stores from Haggen, but not the shuttered locations in Siverdale or East Bremerton.

According to reports from several news sources, the grocery giant is finalizing a deal to acquire Haggen’s remaining “core stores,” which include the original Haggen stores in Whatcom County. (The Oregonian posted a full list.)

The news was attributed to a grocery workers union and was not confirmed by Haggen, Albertsons, or the Federal Trade Commission.

The list of stores being sold does not include former Haggen locations in Silverdale or East Bremerton, which were designated as “non-core stores.”

Haggen already sold off most its non-core stores — including one in Port Orchard — during bankruptcy auctions last fall. The stores in Silverdale and East Bremerton didn’t sell. Both closed in late November and remain empty.

Haggen has not responded to my requests for information about plans for its discarded Kitsap locations.

The grocer owns the property off Wheaton Way in East Bremerton. It leased the Bucklin Hill Road space in Silverdale from a real estate investment group.

If Albertsons does buy Haggen’s core business, it will add another twist to an already improbable retail saga.

A year ago Haggen, a small, Bellingham-based chain, acquired 146 stores from Albertsons and Safeway as the mega grocers finalized a merger agreement. The FTC required the sale to prevent the combined Albertsons/Safeway chain from gaining monopolies in some markets.

Included in the divestiture were Albertsons stores in Silverdale and East Bremerton, and a Safeway in Port Orchard.

Haggen’s rapid expansion scheme proved devastating. The company filed for Chapter 11 bankruptcy in September.

Albertsons bought back many of its old stores from Haggen last fall, including the Port Orchard location, which will reopen as a Safeway sometime this year (an opening date has not been released).

Now Albertsons is poised to absorb the remainder of Haggen’s crumbling empire.
