Jimmy John’s planned for new Silverdale building

Jimmy John’s is bringing its “freaky fast” sandwich service to Silverdale.

The restaurant chain was the first tenant confirmed for a 4,200-square-foot commercial building now under construction next to the AMC in Silverdale. 

jjLogoLargeProperty manager Jeff Coombe said the structure should be finished by the end of the year. Jimmy Johns is expected to open in early 2017.

The building will have room for at least one other retail tenant, Coombe said.

Silverdale will be the second Kitsap County franchise location for Jimmy John’s. The same franchisee group opened a shop at the corner of Burwell Street and Park Avenue in Bremerton in 2013.

The future home of Jimmy John’s in Silverdale is being constructed in a parking lot at Clear Creek Office Plaza. Coombe said the existing building in the plaza just underwent a $1 million remodel and has space available for new tenants.

The owner of the plaza property also owns the neighboring AMC parcel. The theater is enjoying an uptick in business after receiving $4 million in improvements, Coombe said.

The Randall Way/Kitsap Mall Boulevard corridor has been hopping with construction this year. 

Newlife church broke ground on a new center at the site of the former Regal cinema in May. A self-storage center is taking shape on the hillside west of Randall.

Kitsap Mall is expanding to make room for a Dick’s Sporting Goods store, set to open this fall.

Kingston-based CB’s Nuts featured in WSJ

cbnuts3_18377479_ver1.0_640_480A simple business strategy landed CB’s Nuts in the pages of The Wall Street Journal.

The Kingston-based company’s peanut butter was featured in art accompanying a story about food makers marketing products that incorporate a small number of ingredients.

It’s hard to get simpler than CB’s Nuts peanut butter, which uses just one ingredient. (Spoiler alert: It’s peanuts.)

“That’s part of the beauty of our products,” said CB’s Nuts President Tami Bowen told me during a recent interview. “They’re really simple, they’re low input, they’re fresh, they’re clean, so they have a really broad appeal.”

Industry juggernauts Hershey Co., ConAgra and General Mills are all pushing products with fewer additives, and using slimmed-down ingredients lists as a marketing tool.

“Instead of burying ingredient lists in the fine print on the back of the package, food manufacturers are trumpeting simpler formulas prominently on the label’s front,” Chaker writes. Read the full story here.

In other CB’s Nuts news, you may have noticed a Northwest-themed mural painted on a storage container outside the company’s Bond Road headquarters.

Sierra Trading Post planning Silverdale store

sierratradingpost-logoOutdoor gear seller Sierra Trading Post is planning a brick-and-mortar store in the Trails at Silverdale shopping center.

A permit application to build out the retailer’s space at The Trails was filed with the county last month.

However, a Sierra Trading Post representative said Tuesday she could not confirm a Silverdale location was planned.

The store appears to be headed for one of the remaining large retail spaces at the north end of the Greaves Way development.

GraphicTempSierra Trading Post is part of the TJX family of stores, which includes T.J. Maxx, Marshalls and Homegoods (Homegoods already opened in the Trails).

Sierra is best known as an online retailer, but TJX recently began a push to open more physical storefronts, according to a story by Chain Store Age.

Silverdale shoppers will have plenty of options when it comes to outdoor apparel and sporting goods.

The town already has a Big 5, REI and Sportsman’s Warehouse. Dick’s Sporting Goods will open in Kitsap Mall later this year.

More Trails stores opening soon

Trails at Silverdale General Manager Paul Brett said two large stores are expected to open at the shopping center in August.

First will be Old Navy, which is moving from Ridgetop Boulevard. Shoe store DSW should open later in the month, Brett said.

Starbucks, Sherwin Williams stores approved in Poulsbo

rpi retailPoulsbo has approved plans for a retail complex that will house a Starbucks coffee shop and Sherwin-Williams paint store.

The stores will be constructed on a parcel directly north of CVS, off the intersection of Highway 305 and Hostmark Street (see inset image).

Starbucks will get a 2,000-square-foot shop with drive through. Sherwin-Williams will occupy a 4,000-square-foot space.

The Poulsbo planning director approved the project Aug. 1, according to a notice published by the city.

The applicant is PacLand-Seattle, which initially submitted plans for a coffee shop and restaurant on the site.

CVS sold the 1-acre parcel to Seattle-based RPI Poulsbo LLC. at the end of June for $1.175 million, according to county documents.

Sherwin Williams already signed a 10-year lease agreement with RPI Poulsbo, with a projected start date of May 2017.

Kitsap retail sales up 10 percent in first quarter

Retail sales increased 9.7 percent in Kitsap County during the first three months of the year, outpacing the statewide growth in sales.

shoes6_22899584_ver1.0_640_480Kitsap establishments reported $914 million in taxable sales in the first quarter of 2016, compared with $834 million in the first quarter of 2015, according to the state Department of Revenue.

Retail trade sales (subset of retail sales that includes transactions made by dealerships, stores and other businesses selling merchandise directly to consumers) were up 6.7 percent, marking the largest percentage increase in the region.

Statewide, retail sales grew 8.9 percent in the first quarter and retail trade sales grew 5.1 percent.

Major retail trade industries reporting increased sales included auto dealers and parts stores (up 12.4 percent), building and garden material suppliers (up 10.7 percent),  drug and health stores (up 31.3 percent), and sporting goods, toys, book and music stores (up 7.1 percent).

General merchandise stores experienced a 1.5 percent dip in sales, after enjoying a strong fourth quarter.

Outside of retail trade, building construction climbed 24.7 percent, manufacturing 7.1 percent, wholesale trade 16.5 percent, and accommodations and food services 12.5 percent.

Plans filed for new Bruce Titus Ford dealership

titus.renderingPermit applications filed with the city this month give a first look at Bruce Titus Ford’s expansion plans in Port Orchard.

The Bay Street dealership recently purchased an adjacent lot where St. Vincent de Paul runs a thrift store. St. Vincent plans to open a new shop on Bethel Avenue later this year, and will continue operating on Bay Street until then.faith2_21706995_ver1.0_640_480

Bruce Titus Ford is proposing a two-story, 29,000-square-foot building on the site of the current thrift store.

For perspective, the existing showroom is about 12,000 square feet. The existing thrift store building is roughly 26,000 square feet.

Port Orchard Community Development Director Nick Bond said the project will require a conditional use permit, shoreline development permit and shoreline variance.

The Bay Street Pedestrian Path will be extended along the shoreline of the property via an easement.

You can view the notice of application and SEPA determination of non significance for the dealership project here. Comments will be accepted through Aug. 12.

According to county documents, Titus paid $1.65 million for the St. Vincent parcel, which was owned by Port Orchard Shopping Center LP. The two waterfront properties total about 3.3 acres.

Business has been good lately for Port Orchard dealerships. New and used car dealers within the city reported higher gross sales in 2015 than in 2007, before the start of the recession, according to numbers from the state Department of Revenue. 

Kingston is getting a marijuana store

Kingston is in line for its first recreational marijuana store after the state gave approval this week to a shop called Green Tiki Cannabis.

Green Tiki will open temporarily at 26099 United Road, in a business park off Bond Road.

But owner Christie Stanley, who lives in Kingston, told me as growing marijuana can be easily learnt from sites like Plant Sily, so she plans to move the shop and the farm to a more customer-friendly location at the corner of Miller Bay Road and Highway 104.

Stanley previously operated a medical marijuana dispensary in Tacoma. Green Tiki Cannabis in Kingston has a medical marijuana endorsement.

Green Tiki is the 18th recreational marijuana store licensed in Kitsap, and the first approved north of Poulsbo. The Liquor and Cannabis Board plans to issue up to 20 licenses in the county, meaning there are two more up for grabs.

One of those unclaimed licenses was allocated to Bainbridge Island, so only one more store will be approved on the peninsula.

In other marijuana news, the state is having a forum discussion on the topic of Vaping vs. Smoking Cannabis via INDO, and last week gave the OK for a producer and processor to move to Bainbridge Island.

Landseye Logistics will share a space with Way Kool at 8040 Day Road W, next to the Paper & Leaf retail store. Landseye was previously licensed in North Bend, according to state records.

Corner Bakery opening in Silverdale as part of Washington expansion

Corner-Bakery-Cafe-Counter-ViewA Corner Bakery Cafe opening in Silverdale on Aug. 1 will be the second Washington location for the rapidly-growing chain.

The cafe will open in a space near the entrance to The Trails at Silverdale shopping center.

Corner Bakery’s menu includes pastries, hot breakfasts, sandwiches, soups, paninis, salads and pastas. Food is made to order and served at tables. Online ordering and catering also are available.

UnknownAccording to the release, the first 100 customers who visit the shop on opening day will receive a free travel mug with free coffee refills for a year, and have the chance to win free panini and pancakes for a year. The shop opens at 7 a.m. Aug. 1.

The Silverdale Corner Bakery Cafe is owned by franchise group Northwest Corner, LLC., according to a news release.

Northwest Corner opened the first Corner Bakery in Washington in Tukwila earlier this year, and plans establish 16 in the state.

“We’re thrilled to introduce Corner Bakery Cafe’s fresh, flavorful food to the West Sound community,” Jayson Levich with Northwest Corner said in the release. “Corner Bakery Cafe serves the kind of food people will crave after they try it.”

Founded in 1991, Corner Bakery has about 200 locations nationwide. The Dallas-based chain was purchased by an Atlanta private equity firm in 2011, according to its website.

Proposed project would redevelop Liberty Bay Auto property

Liberty Bay Village Pre-App Package_reducedA Poulsbo property owner is considering a plan to redevelop a car dealership property at the head of Liberty Bay with a mix of shops and homes.

liberty.bay.villageThe city received a pre-application submittal in June for a project called Liberty Bay Village, which would replace Liberty Bay Auto and a neighboring commercial building with a mixed-use development.

In a project narrative attached to the submittal, architect Charlie Wenzlau said the project was designed to complement a planned extension to the city’s waterfront boardwalk.

Wenzlau submitted the pre-application package on behalf of Dean Church, who owns the Liberty Bay Auto dealership, the 1.8-acre Liberty Bay Auto property and a 1.6-acre parcel to the south, which is home to a dance studio and auto glass shop.

A pre-application conference with city staff is scheduled for July 19. The pre-app process allows developers to get feedback on the feasibility of a project before filing a formal permit application.

liberty bay photoIn an email Tuesday, Church said he would be available to comment on the proposal later this week, and stressed it was a long-range vision for the property.

Liberty Bay Village would incorporate a landscape buffer along the boardwalk, a pocket park and a “central plaza with shoreline access.”

A cluster of retail buildings would be constructed on the Liberty Bay Auto property, with potential for apartments above. Two, two-story residential buildings are planned for the southern parcel. A line of “carriage” houses would add more homes along the east edge of the site.

Overall, the project would create 35,600 square feet of residential space and 14,400 square feet of commercial space, served by 72 parking stalls.

“We believe the project has the opportunity to provide a prominent anchor to the northern end of the boardwalk and enhance this intersection which serves as a gateway to Old Town Poulsbo,” Wenzlau wrote in the proposal.

Housing Kitsap projects

Also on July 19, the city will hold pre-application conferences for two Housing Kitsap projects.

The county housing authority is collaborating with Sound West Group on the “NK Help Campus” proposal, which would bring a mixed-use development with apartments and commercial space to Viking Avenue property neighboring North Kitsap Fishline. 

And Housing Kitsap is working with Central Highland Homes on a “College Park” proposal for single-family homes and an apartment building near Olympic College Poulsbo. 

These 14 stores in Kitsap have medical marijuana endorsements

The state’s medical marijuana overhaul law took effect Friday, meaning unlicensed dispensaries in Kitsap should by now be shuttered.

Medical marijuana patients have the option of registering for a state database, which allows them to buy products from recreational marijuana stores without paying the heavy sales tax, among other benefits.

B0014002263--432412To sell to those patients, recreational marijuana stores must obtain a special endorsement from the state.

As of Tuesday, 14 of Kitsap County’s 17 licensed retail stores had received the endorsement, according to Liquor and Cannabis Board records.

The Suquamish Tribe’s Agate Dreams store also will begin serving medical marijuana patients later this month, a store employee said Friday.

The state scrambled to get the medical marijuana patient database operational in time for the July 1 deadline. The database went live Friday, but the Department of Health warned some stores may not be ready to input patient information or issue “recognition” cards.

In addition to sales tax-free purchases, these are the other benefits provided to patients who register for the medical marijuana database:

  • Purchase up to three times the current legal limit for recreational users.
  • Purchase high-THC infused products.
  • Grow more than four plants in their residence.
  • Have full protection from arrest, prosecution, and legal penalties, although patients will still have an affirmative defense.
