Salad-to-go shop expanding to Silverdale

Barely seven months after opening in Poulsbo, owners of a salad-to-go shop are planning a second location in Silverdale.

b0012681003-278298Greens On Your Way founder Jenn Fredericksen signed a lease Friday on the  9517 Silverdale Way space recently vacated by Genuine Burgers. 

Fredericksen plans to sell her grab-and-go gourmet salads at the shop, along with wraps, pita sandwiches, soups, smoothies and espresso.

The new location could open in October.

“Hopefully Silverdale will be a good spot for us,” Fredericksen said.

Fredericksen, who also owns latte stands in North Kitsap, opened the first Greens On Your Way in February on Poulsbo’s Viking Avenue.

b0012681071-45912The business applies the coffee stand model to fresh-made salads, allowing drivers to grab packaged greens on the go. The shop encourages customers to pre-order their salads online, further streamlining sales.

Fredericksen said the concept caught on in Poulsbo, despite the shop being located on the edge of town.

“The feedback has been great,” she said.

The Silverdale Way space doesn’t have a drive-thru, but Fredericksen said two parking stalls will be designated as drive up spaces, where customers can have salads delivered to their car window.

Application filed for Poulsbo storage facility

A self storage company is moving ahead with plans for a four-story facility near Safeway in Poulsbo.

self.storageSite plan and critical area permit applications were filed for a 90,000-square-foot facility to be constructed on 2.55 acres at the southwest corner of Lincoln Road and 10th Avenue, according to a notice published this month by the city.

The hillside site is situated just east of Highway 305 and south of Safeway.

Two floors of the building would be above ground on the east (uphill side of the property), with two stories below ground.

All four stories would be above ground on the west (downhill) side.

Customers would access the facility from Lincoln Road and 10th Avenue.

A 100-foot buffer would protect the south fork of Dogfish Creek on the southwest corner of the property.

The applicant is Urban Self Storage of Seattle, which also operates facilities near Keyport and on Bainbridge Island. A subsidiary of Urban Self Storage bought the Poulsbo property from Union Bank in 2014 for $545,000, according to county documents.

Stalled Poulsbo apartment project may be moving again

It’s been a few years since we’ve had any news to report on the Edward Rose project, a massive residential development planned for the corner of Highway 305 and Bond Road in Poulsbo.

That changed this Thursday, as the city announced pre-application materials had been filed for the development, which would create 552 apartment units, 160-units of senior housing, a commercial plaza, and 34 acres of landscaping and open space, spread across 57 acres.

Access would be from Bond Road and Highway 305, with a connection to Vetter Road also planned.

A pre-application meeting is scheduled for Oct. 4. The pre-application process allows developers to informally discuss plans with city staff because filing a land use application.

A master plan for Edward Rose was approved in 2011, but the project never broke ground.

Edward Rose & Sons is a development company based in Michigan.

Fifth marijuana grow approved in North Kitsap; retailer relocating

The state approved a fifth marijuana grow in North Kitsap this week.

The Liquor and Cannabis Board issued licenses to recreational marijuana producer and processor Americanna Naturals on Tuesday. The company will be located at 26420 Pioneer Way NW, near Twelve Trees Business Park.

Americanna Naturals is the 15th producer/processor licensed in the county. A grow was approved in Kingston just last week.

In other marijuana business news, a retail store that had been licensed in Port Orchard has successfully changed its location to East Bremerton.

Fillabong, which also operates a shop in Silverdale, was originally approved for 4978 Mile Hill Drive. The store will now be located at 3249 Perry Ave.

Starbucks, Sherwin Williams stores approved in Poulsbo

rpi retailPoulsbo has approved plans for a retail complex that will house a Starbucks coffee shop and Sherwin-Williams paint store.

The stores will be constructed on a parcel directly north of CVS, off the intersection of Highway 305 and Hostmark Street (see inset image).

Starbucks will get a 2,000-square-foot shop with drive through. Sherwin-Williams will occupy a 4,000-square-foot space.

The Poulsbo planning director approved the project Aug. 1, according to a notice published by the city.

The applicant is PacLand-Seattle, which initially submitted plans for a coffee shop and restaurant on the site.

CVS sold the 1-acre parcel to Seattle-based RPI Poulsbo LLC. at the end of June for $1.175 million, according to county documents.

Sherwin Williams already signed a 10-year lease agreement with RPI Poulsbo, with a projected start date of May 2017.

Aesthetic medicine and tattoo removal center opens in Poulsbo

A new center in Poulsbo will cater to patients with unwanted skin blemishes and regrettable tattoos.

InHealthImage-Logo-6.16InHealth Image, located at 20700 Bond Road NE, offers skin rejuvenation and tattoo removal using an Enlighten laser, according to a news release.

Enlighten harnesses a combination of laser pulses to break tattoo ink and pigment cells into tiny particles, which are then absorbed by the body. According to the release, InHealth Image is the only center in the West Sound region using the technology, which speeds up the removal process.

“Better technology translates to fewer treatments and lower total cost for patients,” InHealth Image owner Dr. Manfred Henne said in the release. “Plus our team is dedicated to providing our patients with friendly, personalized service in a medical environment.”

Henne co-founded InHealth Image with Viola Medina, a family practice nurse practitioner. The aesthetic medicine and tattoo removal center is a sister company to InHealth Imaging, which provides diagnostic and medical imaging.

Proposed project would redevelop Liberty Bay Auto property

Liberty Bay Village Pre-App Package_reducedA Poulsbo property owner is considering a plan to redevelop a car dealership property at the head of Liberty Bay with a mix of shops and homes.

liberty.bay.villageThe city received a pre-application submittal in June for a project called Liberty Bay Village, which would replace Liberty Bay Auto and a neighboring commercial building with a mixed-use development.

In a project narrative attached to the submittal, architect Charlie Wenzlau said the project was designed to complement a planned extension to the city’s waterfront boardwalk.

Wenzlau submitted the pre-application package on behalf of Dean Church, who owns the Liberty Bay Auto dealership, the 1.8-acre Liberty Bay Auto property and a 1.6-acre parcel to the south, which is home to a dance studio and auto glass shop.

A pre-application conference with city staff is scheduled for July 19. The pre-app process allows developers to get feedback on the feasibility of a project before filing a formal permit application.

liberty bay photoIn an email Tuesday, Church said he would be available to comment on the proposal later this week, and stressed it was a long-range vision for the property.

Liberty Bay Village would incorporate a landscape buffer along the boardwalk, a pocket park and a “central plaza with shoreline access.”

A cluster of retail buildings would be constructed on the Liberty Bay Auto property, with potential for apartments above. Two, two-story residential buildings are planned for the southern parcel. A line of “carriage” houses would add more homes along the east edge of the site.

Overall, the project would create 35,600 square feet of residential space and 14,400 square feet of commercial space, served by 72 parking stalls.

“We believe the project has the opportunity to provide a prominent anchor to the northern end of the boardwalk and enhance this intersection which serves as a gateway to Old Town Poulsbo,” Wenzlau wrote in the proposal.

Housing Kitsap projects

Also on July 19, the city will hold pre-application conferences for two Housing Kitsap projects.

The county housing authority is collaborating with Sound West Group on the “NK Help Campus” proposal, which would bring a mixed-use development with apartments and commercial space to Viking Avenue property neighboring North Kitsap Fishline. 

And Housing Kitsap is working with Central Highland Homes on a “College Park” proposal for single-family homes and an apartment building near Olympic College Poulsbo. 

Mora ice cream featured in Starbucks beverage

An ambitious Kitsap ice cream company will get a shot of exposure this summer from the biggest name in coffee.

Starbucks Reserve Roastery and Tasting Room is featuring scoops from Mora Iced Creamery in a new lineup of Affogato beverages, according to a news release.

Affogato is essentially a scoop of ice cream “drowned” in espresso.

Husband and wife team Ana Orselli and Jerry Perez founded Mora on Bainbridge Island in 2005, after immigrating from Argentina.

Perez said the chance to work with Starbucks was an unbelievable opportunity.

“When I saw Starbucks had called on the caller ID, my first feeling is that I forgot something at my neighborhood Starbucks store,” Perez said in the news release.

“But when I learned they wanted to work with us, it was very emotional. For us to come to this country as immigrants and now get a call from Starbucks, all I could think was ‘Wow.’”

Mora has shops in Kingston, Poulsbo and on Bainbridge. The company recently opened a production facility on Viking Avenue, with plans to franchise locations across the country.

91-unit apartment complex approved in Poulsbo

Poulsbo has given the green light to a 91-unit apartment complex planned for Viking Avenue. 

arendal.siteThe Arendal Apartments will be built on 7.6 acres just south of the intersection with Highway 305 and up the road from Fish Park. A wetland occupies the east side of the property.

Apartments will be divided among four buildings, each with between 11,000 to 12,000 square feet of floor space, according to a notice of decision issued by the city Thursday.

Plans include 174 parking spaces. About a quarter of the spaces will be under buildings. Access will be from a single entrance on Viking Avenue.

A club house, playground, barbecue area, bicycle storage and dog park are also planned.

The applicant for the project is Viking Avenue Properties, LLC., headed by Kelly Clark of Kingston.

Housing Kitsap pursuing 92-unit development near OC Poulsbo

Housing Kitsap is once again partnering with a private developer on a plan to create homes in Poulsbo.

This time the non-profit housing authority is looking to build on property it already owns within College Marketplace master plan area, just east of Olympic College (see inset area map).

Housing Kitsap is working with development firm Central Highland Homes on the proposal, which would add 92 residential units to the 6.4-acre site.

Housing Kitsap Executive Director Stuart Grogan noted the property would provide residents easy access to the college campus, large retail centers and the highway. A YMCA could even be built on the same hillside.

“It’s sort of a perfect location,” Grogan said.

According to a preliminary plan presented to the Housing Kitsap board this week, the neighborhood would incorporate 42 single-family homes on small lots, and a three-story, 50-unit apartment building.

Half of the apartments would be rented at market rate. The other 25 would be rented to households earning 80 percent of area median income.

Central Highland would spearhead planning and development of both the houses and apartment building.

Housing Kitsap would sell the single-family portion of the property to Central Highland, and proceeds from the land sale would help pay for the multi-family units. The housing agency would secure a tax-exempt bond to repay a construction loan.

Grogan said Central Highland will submit a site plan review application to the city in the near future.

This isn’t the first time Housing Kitsap and Central Highland have joined forces. The two groups worked together to create 40 subsidized “self-help” homes in the nearby Summerset neighborhood.

And this isn’t the only project the housing authority is pursuing in Poulsbo. Housing Kitsap and Sound West Group recently announced plans for a mixed market-rate and affordable housing development on Viking Avenue.

With scant public money available for building affordable homes, groups like Housing Kitsap are increasingly leaning on partnerships with private firms to get projects moving.

“Figuring out ways to work with the private sector will be the wave of the future for all housing,” Grogan said.
