Hotel planned in Poulsbo’s College Marketplace

poulsbo-hotelProperty bordering Poulsbo’s Home Depot offers some of the best views in the city, with Liberty Bay and Mount Rainier visible on clear days.

The hilltop site would provide a dramatic setting for a hotel, which, it turns out, is just what a Seattle hospitality company has planned there.

Hotel Concepts is moving ahead with plans for a 110-room hotel on 5 acres in College Marketplace, according to representatives of real estate firm Marcus & Millichap.

Agent Brian Mayer said Hotel Concepts is in the process of selecting an architect and franchise for the project, and plans to move ahead rapidly with permitting. The Poulsbo site offers easy access to Highways 3 and 305, and is situated near to major retailers and an Olympic College branch:

Hotel Concepts isn’t new to Kitsap. The company operates both the Hampton Inn & Suites and Fairfield Inn & Suites in downtown Bremerton. Its full portfolio includes a dozen hotels in the Seattle area and a Holiday Inn Express in Kona, Hawaii.

Hotel Concepts recently purchased more than 60 acres in the College Marketplace master plan area. Land outside of the hotel site is being offered for sale by Marcus & Millichap. The available property includes a mix of parcels zoned for business park, commercial and residential use.

College Marketplace could once again be a hotbed for development in the near future. Housing Kitsap and Central Highland Homes have plans for a residential neighborhood on the hillside, while The YMCA is considering building a facility next to Olympic College.

Update 05/17/16: Plans for the hotel have been dropped due to challenges, according to the architect. 

A Best Western hotel has been proposed for a hillside overlooking Poulsbo’s Central Market.

The city received pre-application materials for a 94-room hotel planned for a vacant parcel off Forest Rock Lane, east of Highway 305.

Preliminary drawings submitted to the city show a five-story, 59,500-square-foot structure with basement-level parking.

The hillside lot is 2.5 acres, but a significant portion of the property is designated as wetland, limiting development to the eastern and western extremities.

A Poulsbo planner said it’s unclear yet whether the designs would meet the city’s height restrictions and other guidelines. A pre-application conference is scheduled for Dec. 1.

The applicant for the project is Benny Kim of Edmonds-based design firm An and Kim LLC.

In an email Tuesday, Kim said initial feasibility studies are underway. He acknowledged the site poses development challenges.

The property is owned by PPB Properties LLC. of Lynnwood, which appears to be a holding company for Prime Pacific Bank.

There are Best Western hotels in Silverdale and on Bainbridge Island. Business has been picking up for hoteliers across the county recently.

Point Casino hotel groundbreaking set for Sept. 10

Hotel1_21005117_ver1.0_640_480Work on a new Point Casino Hotel officially gets underway next week.

Noo-Kayet Development Corporation, the economic development arm of the Port Gamble S’Klallam Tribe, will hold a groundbreaking ceremony from 11 a.m. to noon Sept. 10, according to a news release. The 94-room hotel is expected to open a year from now. 

PGST Chairman Jeromy Sullivan and other tribal and project leaders will speak about the hotel, what it means to the tribe and local economy, and how the traditional art installations throughout the property will create a cultural connections between the tribe and guests.

The event is free to the public and will include a blessing of the land and project before construction begins the next day.

“The Point Hotel has been a vision for the tribe for some time now,” Noo-Kayet Development Corp. CEO Chris Placentia said. “A lot of attention has been paid to ensure that we’re creating a high quality, comfortable customer experience that’s also reflective and respectful of the Tribe’s culture.”

Former RFM architects launch new firm

After years spent spearheading projects for Bremerton’s Rice Fergus Miller, two architects drew up plans for their own firm this year.

The architects are Robert Guyt and Matt King. The firm, which launched about a month ago, is called Blue Architecture + Interiors. 

Guyt said he and King were ready to “chart their own course,” and felt the timing was right with the economy recovering and development picking up.

The architects are pursuing a variety of projects on both sides of Puget Sound. King is based in Seattle, while Guyt works out of Bremerton.

Hospitality is Guyt’s specialty. He led design of the Clearwater Casino Resort hotel and conference center expansion, as well as the Spyglass Hill apartments in Bremerton.

King headed the health care studio at Rice Fergus Miller. His resume includes Harrison Medical Center’s Silverdale orthopedic hospital, and other facilities completed for Harrison, Overlake Hospital and Harborview Medical Center.

The duo often partnered on projects, incorporating design concepts from both industries.

Guyt said they plan to grow their new practice gradually.

“We want to be measured,” he said, “because our intention is to be around for a long time.”

Open house set for Point Casino hotel project

The Port Gamble S’Klallam Tribe recently announced plans for a 94-room hotel adjacent to The Point Casino. The hotel is expected to open in late 2016.

For anyone interested in learning more about the project, the tribe will be hosting an open house from 6-8 p.m. Aug. 20 at The Point’s events center.

Planners will be available to answer questions, and site plans and renderings will be on display.

The event is free and open to the public.

While it won’t be ready in time for the open house, the tribe plans to construct a full-sized mockup of one of the rooms in the future hotel.

The model room will be displayed on the casino floor. It should be ready for viewing by the end of the year, according to the release.
